An Energy Performance Certificate cannot be prepared for an existing property without a visit to site. The site survey allows our assessor to identify at first-hand the age and structure of the property and the nature and efficiency of installed services. It is an energy survey, so we're interested in heating, lighting, hot water systems, extract, etc.. Access will therefore be required to boilers and plant rooms, and it will help if keys are available to any secure areas.

The time for a survey will vary depending on the size and complexity of the property, and whether scaled drawings are available. Discounts on fees can be arranged where good quality drawings can be provided ahead of the survey, please let us know if drawings exist and we can discuss.

The survey is a full photographic and measured survey. Photographs are not published, but are required to be retained for audit purposes and will be stored, along with all materials, on a fully encrypted drive. If there are any areas or items that you require to not be photographed please let us know prior to the survey.
